Consideration is being given to having a movie night to celebrate the end of the school year. The tentative date set for this event would be Friday, June 15, 2018, and would be held in the pool common area. It is important that the community provide feedback letting the Board know if you like this idea, and that the tentative date, June 15th, is a good one. Believe time to start the movie would be around 8:00 pm to ensure that light has diminished enough to show the movie on the pool common wall or a large screen. In just two(2) weeks, on Saturday, May 12, 2018 beginning at 9:00 am, the community is asked to come together to do a clean up of the common grounds and spread some much needed mulch around the many trees and the plant beds along Creek Vista, Slate Creek, and the pool and open space areas. Perhaps you are a student who would like to perform some community service hours. Your assistance would be most welcome. Perhaps you are a scout who could use some community service hours. Your participation would be most welcome. Please bring a rake, shovel, and/or wheelbarrow if you have one. The mulch will be delivered on Friday, May 11, 2018. Mulching will also be completed for the play-scape basin as well. Help on any level will be most appreciated. In advance, looking forward to seeing you on Saturday, May 12, 2018 at 9:00 am.
It is regret that the children’s pool remain closed through the weekend and the first part of next week. As was shared, the caulking along the perimeter needed replacing. This was done only to uncover that the area below the replaced caulk was extremely wet. The result was the new caulk could not set. This replaced caulk was removed as was the sand underneath. When this was done, our vendor Scott Dudley uncovered that several additional layers of caulk had been placed deep within the perimeter of the pool crevice. These he has removed. When this was completed it was clear that water had invaded this space leading to the failure of the replacement, and that this area was extremely wet.
The course of action is the following; the pool will remain closed to allow this crevice to dry out. Scott Dudley will monitor this area over the weekend to ensure that it is drying out completely. Presently, it is much dryer than yesterday, but still remains wet which prevents the necessary caulk application.
Our landscape vendor, Sunscape, will mow the property on Monday. This includes the pool grassy areas. Irrigation for the property also runs two times weekly; Tuesday and Friday. Plans are to wait until after the irrigation runs on Tuesday to determine if the there may be an issue with irrigation seepage into the ground surface below which may be invading the soil under the children’s pool deck and along the perimeter of this small pool. Waiting until after mowing will ensure that no grass discharge will get into the fresh caulk once it is applied should there not be further issue with wetness.
Every effort is being made to ensure that the repairs will not require extensive down time for this pool. Until then, the large pool remains open and inviting for all of the community to use. We ask your continued patience with regard to the delays associated with the small pool. In discussion with fellow neighbors regarding assistance of community for the planned mulch and clean-up day, it was made apparent that more information was needed to justify assistance from the community.
For perspective, we have a great landscape vendor in Sunscape. These crews do a wonderful job keeping the community landscaping clean and trimmed. Sunscape has identified that the tree belt along Slate Creek and Creek Vista are badly in need of mulch, as are the planting beds in the pool area and those beds contiguous to the pool. In fact, it appears that these areas have not been mulched in several years, and these areas are down to bare soil. If you have walked along Creek Vista you will readily see that the irrigation is washing soil onto the sidewalks. It is clear that mulching is long overdue for these areas.
Additionally, more specialty mulch needs to be added to the play-scape basin to bring the level up to an acceptable, safe level for this site.
Our vendor provided us with estimates to do all this work which would include the cost of the mulch and the labor to apply it to the respective sites. The combined work is estimated to cost over $8000 for the vendor to do this work.
As experienced last year with the first application of mulch for the play-scape, having Creekview HOA purchase the mulch in bulk and spreading it ourselves the savings were significant. The estimate to purchase bulk mulch with delivery for both the landscaping and play-scape basin this year is approximately $2,200. The wild card is providing labor. With the support of the Creekview Community applying this mulch on May 12th, the labor saving costs are almost $6000 to the HOA. Purchasing needed products in bulk and getting help from the community will make a big difference to our financial bottom line.
Without assistance of the community on May 12th, beginning at 9:00 am, the task to distribute this mulch will be overwhelming. Further, going forward it may be necessary to have our vendor handle any future work in this regard. With added operational costs the risk of increasing monthly assessments becomes a reality during future budget discussions. As a community, we were fortunate to hold the line on assessment fees for this fiscal year. It is hoped to continue to do this, but it clearly depends on the response from everyone here in Creekview.
Please set some time aside on Saturday, May 12, 2018 to assist in this community effort. Please bring a shovel, rake, and/or wheelbarrow with you. Power equipment and trailers will be available to move the mulch to different areas around the community where the mulch can then be spread appropriately. Last Saturday, Scott Dudley of Dudley Pools, LLC, did repairs to the caulking of the children’s pool deck. Unfortunately, some of the material used was defective and has created the need to keep this pool closed until the issue can be corrected. It will be necessary remove this defective material and replace it with new caulk material. Until that time, this pool will remain closed. Yellow tape has been placed around the children’s pool notifying everyone to refrain from using this pool. It is anticipated that all repairs will be completed at the start of next week. The Board of Directors appreciates the patience of the community in this regard.
The large pool has no restrictions on use, so, if the weather and temperature cooperate, have some fun.
A reminder to everyone; for your safety please do not admit anyone who you do not recognize as a Creekview resident. To gain access, electronic key fobs are made available to all residents. A number of notices have been generated advising the community for the need to have these electronic devices registered. To date only 110 of the 249 residences in the Creekview Community have registered their electronic key. If any resident has not registered their key fob, please do so at your earliest convenience. Unregistered electronic key fobs will not work to open the gate.
Only those residents with these registered electronic key fobs should be permitted access to the pool and common area. Allowing individuals who are not Creekview residents, and who are not accompanied guests of a Creekview resident access to the pool and common area, can result in loss of amenity usage for that resident who allows entry to unknown individuals.
Please help keep the pool area safe and inviting for every registered Creekview resident. Each of us has a vested interest to ensure that the amenity area is kept attractive and welcoming to all registered Creekview residents. Your attention, support, and vigilance is greatly appreciated.
Members of the board would like to thank Ann Hankey and her boys, and Ripal Barot for taking time to assist in the preparation for opening day of the pool season, tomorrow, April 1, 2018. It was hoped that more members of the community would share some of their time to assist in this effort. Unfortunately, this was not the case. The help provided by the Hankey family and Mr. Barot was greatly appreciated. Mr. Scott Dudley of Dudley Pools, LLC will put the finishing touches on the pools today, and everything will be ready for tomorrow’s opening.
If your key FOB does not work, please check to see if you completed the registration of this electronic key. If you have not, please contact Real Manage via Ciranet.com on Monday to register your FOB. If you need to replace your FOB as you have misplaced it or need to secure one as you do not have one also contact Real Manage at Ciranet.com. To ensure the safety of all those using the pool and common area, residents are reminded not to admit anyone who is not recognized as a Creekview resident.
The pool hours have been posted on the door area of the pool. For your edification the hours are: Monday: 1:00 pm to 10:00 pm and Tuesday through Sunday: 8:00 am to 10:00 pm. Monday from 8:00 am until 1:00 pm is the time set aside for pool and porter maintenance. Your electronic key FOB will not work before or after the posted hours for each respective day.
